No. Our partnership structure welcomes international investors. You only need a valid ID or passport. We have worked with partners from more than five countries, including Colombia, Spain, and Canada.
That's precisely the reason for the partnership. You provide the capital. We contribute over eight years of experience in construction, banking relationships, and project execution. No experience is required on your part.
The typical construction period ranges from 6 to 12 months, depending on the design and the necessary permits.
You own 50% of the LLC that owns the property. This is legal ownership, not a loan. You are protected by:
- Title insurance
- Builders' liability insurance during construction
- Your name on all legal documents
- Transparent accounting with full access
Approximately $2,000 to $2,400 per month will cover construction loan interest while the property is being built. Once the property is completed and rented or sold, these costs disappear. We will provide you with exact figures during the strategic planning call, based on current interest rates.
Both options. Many customers choose a Next-Gen model so they can live in one unit and rent out the other.
Absolutely! We highly recommend it. Many of our clients visit the construction site two or three times:
- After the foundation is poured
- During the structural phase
- Before the final inspection
We can coordinate site visits and tours of other ongoing projects.
The $10,000 Education Program teaches you our complete system from A to Z before you invest. It's optional, but highly recommended.

We include a 10-15% contingency margin in every budget.
In over 50 projects, we have never exceeded the budget by more than 5%.
Why? We conduct soil analysis BEFORE starting construction, we work with trusted subcontractors, and we have dedicated project managers. If unexpected costs arise, we analyze the options before proceeding.
